This is simply because if the property is advertised elsewhere, our investors can easily go direct and cut us out of the deal. 10-14 days gives us enough time to market the property to our investors and bring a potential buyer to you.
Easy, we make our fees from the Buyer (our investor). We source property investments on their behalf and provide them with a comprehensive breakdown, in return we charge them a fee. Whereas, you make your fee / commission from the seller.
NO. We never communicate with your client, all contact is done via you the agent.
Each and every property we advertise is different and will attract different investors. Although we usually request a minimum of 10-14 days, we have bought investors forward within as little as 48 hours after marketing.
Unfortunately the answer is no. Its against our working practice. If we market the property and do all the hard work getting attraction and the property is listed online with yourselves. Investors will easily contact you directly and arrange a private sale therefore cutting us out of the deal.

It is important however, we are able to get the best deal from you to make it attractive for our investors. If we are unable to sell, you can simply put the property back on the open market.
Unfortunately this is not how we work. We can only market the property to our investors once we have full exclusivity. Once this has been provided and we have marketed the property. All interested parties will then arrange a viewing within the exclusivity period.
